The property appraiser is coming! What can I do?

No need to answer after 02/20/2010.

I know about the neighborhood analysis and all that. I need to know which things that are WITHIN my control that I should focus on the most. If the house doesn’t appraise as it did when we bought it a couple of years ago, the re-fi will fall through and that would be REALLY bad. Everything is in relatively the same shape as when we bought it (not considering decor), so I’m not severely worried (except for the market conditions), but still trying to get my house clean and up to par. So far I’ve deep-cleaned the carpet and floors. What else? The cobwebs that are impossibly high at the top of the stairwell? The firewood under the porch against the house? What about the basement? What REALLY matters? In your answer, please be sure to prioritize. I’m very short on time and energy, so I need to focus on the major stuff first.

Also, do you know if the new "whole house" water filtration/softener system we put in will affect the value? What about the new rock garden out front?

THANK YOU!
It is FHA.

Houses in the neighborhood aren’t selling at all, so there really isn’t anything to compare to.
I guess I should have mentioned that I’m also short on money … as well as energy and time.

Have you ever had an in-home water filtration sales pitch? What did you think? Did you purchase? Does it work?
I do have a Marine Reef Aquarium that requires 0 TDS, which them claim this system will provide. If this were the case then it could save me money in the long run while providing the rest of the home with soft water.
Oh, and Nelis, they offered us the same soap and shampoo deal, 10yrs of stuff I likely won’t use. Flags started to fly when I get that "Shamwow" vibe.
Jason : Yes staingless, Yes, Yes, and Yes. It is top-of-the-line this I have confirmed but, I don’t know how much it should cost.

The system runs about 9/mo for 60 months. I just saw the demo and was amazed at how bad my water was according to the "tests" performed by the sales rep right in front of my eyes. He also did a cost analysis based on an estimate of what I spend for cleaning products and energy consumption and everything else involved and he showed me that by buying this system I can actually save more money than by NOT buying it. The numbers were right there so all I have to do is call and get it installed in my house. Should I do it? Does anyone know anything about these systems? Are there any problems with them? Help…
The system works by passing the raw water through a filter containing resin beads that attract the contaminants. These contaminants are then flushed out at a later time when the sensors detect that enough contaminants have been removed and the system needs to be cleaned.
The system is called a GE ProElite. Take a look. http://www.aquafuzion.net/html/solutions.php

I have a GE Water Filtration system for my well water. I replaced the two filters and the second I turn on the water, I go to the house and no water pressure; it just trickles. I had water pressure before with the dirty filters but now nothing with the clean filters. Ive turned on and off everything changed filters again. But still no water pressure!!!

Any help would be greatly appreciated.

NO MONEY FOR A PROFESSIONAL TO COME AND LOOK AT IT EITHER

I am sold on the water filtration system for vacuums. I would never want air being moved around esp now that my son was diagnosed with asthma. However, Rainbow is way too expensive! So I am on the look out for the most effective alternative. Here are the top 3:

Shark CW240- 1.51 at Amazon and other websites. Pretty good reviews, but no hepa filter. But again, my priority is that it works on a water filtration system.

Frontgate Water Filtration Hydro Vacuum- 9, has hepa filter and more, but only available at their website. No reviews available, but product sounds good.

Thanes H20 Vac-9, has hepa filter for an added amt of money as well as other crucial parts of a vacuum (suction head for crevices)! I don't really like scammy marketing strategies like that. Available reviews are only at their website.

So which one do you think is most practical and effective?
